Meet "Hank" ...

Here's their story...

A Tale of Two Families: The Journey to Finding New Homes

Jay and Mackie loved their home, known affectionately as “Hank.” It was where their children grew up, where countless memories were made, and where their family felt safe and comfortable. But as time passed, they realized that their social lives, their kids’ activities, and their friends were all gravitating towards the other side of town—Fiddyment Farms and Westpark, where top-rated schools and a strong sense of community were the big draw. It was clear: for the sake of their family, it was time to move.

The Dream Home

When a home in Fiddyment Farms hit the market, Jay and Mackie couldn’t believe their luck. It was almost identical to a house they had lived in before—a perfect match. It checked every box, and they could already picture their future there. But there was a catch: they needed to sell Hank before they could buy this new dream home.

The Challenge
The clock was ticking. We presented two options. The first was a “buy before you sell” program, a convenient option that would allow them to purchase their new home without waiting to sell Hank, though it came with a few extra fees. The second option was the more traditional route: make an offer contingent on selling their current home and get Hank on the market as soon as possible. This approach saved money but brought a lot of uncertainty, especially in a market where timing is everything.

Jay and Mackie opted for the second route, knowing it would be stressful but hopeful that our expertise would guide them through. Within 48 hours, we worked tirelessly to stage Hank, complete all the necessary prep work, and create stunning professional photos and video. Hank hit the market, generating significant buzz online and at open houses.

A Setback

But then, the unexpected happened. It was the week of the 4th of July, and the festive season slowed down showings. Offers didn’t pour in as quickly as they had hoped. Jay and Mackie began to worry. What if they couldn’t sell Hank in time? What if they lost out on their dream home? But we remained calm, reassuring them that with persistence and the right strategy, the right buyer would come along.

And we were right. Just when things were looking bleak, Dani and Rod—a beautiful family with young children—walked into Hank and fell in love. They adored the updated kitchen, the spacious rooms, the serene backyard with mature trees, and the pool. They could see their family growing up there, just as Jay and Mackie had. It seemed like everything was falling into place.

The Next Challenge

However, shortly after Jay and Mackie accepted Dani and Rod’s offer, a new and more significant challenge arose. The sellers of Jay and Mackie’s new home had secured an all-cash offer from another buyer and were attempting to cancel the sale—a clear violation of the California purchase agreement. We guided Jay and Mackie through the complex situation. To avoid the hassle of litigation and to secure their dream home, they decided to activate the “buy before you sell” program after all. This move ensured that the sellers couldn’t back out, and Jay and Mackie could proceed with their purchase.

But the challenges weren’t over yet. Dani and Rod ran into trouble with their financing. As small business owners, they found it difficult to meet the bank’s strict loan requirements. Once again, our strategic partnerships proved invaluable. Their mortgage broker, Drew Shade, stepped in, navigating the complexities of small business finances and helping Dani and Rod secure the loan. It wasn’t easy, and it took longer than expected, but in the end, it all worked out.

The Triumph

When the dust finally settled, both families had what they wanted. Jay and Mackie were moving into their new home in Fiddyment Farms, ready to start the next chapter of their lives with their kids in top-rated schools and a community that felt like home. Dani and Rod were thrilled to be moving into Hank, a home they knew would be perfect for raising their family. The sense of relief and joy was palpable on all sides.

As we looked back on the journey, we couldn’t help but feel proud. It had been a challenging sale, filled with setbacks and surprises. But through strategic planning, expert guidance, and a lot of hard work, both families had achieved their goals. Hank’s story, and the story of Jay, Mackie, Dani, and Rod, is a testament to perseverance, trust, and the power of a great real estate team.
