THE PROBLEM

 These guys came to us with a lot of discouragement. Their house had been on the market with another agent and it had not sold or been marketed to the public in a way that gave it great exposure. Because it had been on the market for a while with no activity, they knew they may have to reduce the price but didn’t want to so when they came to us, we know our plan needed to be strategic to get them what they wanted.


 THE STRATEGY

We showed Rich and Raelynn what our standard marketing plan consisted of. We shared how our team could work to get their home the most online exposure through channels like our social media, website, eblasts, youtube and so much more. Our plan was to market their home at a fair price first and adjust it if needed.

Ultimately we did have to adjust the price but we complimented each adjustment in price and every single effort they made with a new step in marketing. With that came a breakthrough! They received a fantastic offer from a buyer who loved it! 

But the story didn’t end there, after Rich and Raelynn accepted the offer, the buyers were going to have to amend their offer to make it contingent on the sale of their current home. So we went to work! How could our team help create a winning scenario for both buyers and sellers in this stalemate? 

Enter one of our favorite lenders to work with, Drew Shade! Drew had competitive rates and options available that we believed could be the key to getting this deal to the closing table. We suggested that in order for the deal to continue we’d require the buyers to work with our preferred lender. They agreed and Drew was able to get them approved, save them money on their monthly payment and enabled them to close without the contingency AND WITH a better interest rate! BOOM!

THE WIN

What a win!!! Rich and Raelynn were thrilled they were able to get their home sold in time to make the out of state move they needed within their time frame. Drew had saved the day! We loved working with this couple and we were grateful to hear that Rich and Raelynn were so pleased with the outcome despite the ups and downs they experienced throughout this process. From changing realtors to navigating an offer with some restrictions - it was a huge win for both buyers and sellers!
