#WinningWednesday: Big Win for the Rivera family
THE PROBLEM
The Rivera’s needed a home with some specific features for a few of their family’s needs and with low inventory there wasn’t one on the market that fit their list. We found an off market home that was exactly what they were looking for at a fair price and made an offer without a contingency to sell their current residence. However, this was not an ideal situation as they were going to have to carry the cost of two mortgages. In addition, their lender had put several restrictions in place in order for them to qualify to purchase this new home without selling their current residence. These restrictions were going to present some difficulties, so the Rivera’s decided to go for it and get their home on the market and into escrow ASAP!
THE STRATEGY
With a tight timeline on our hands, our team got to work to get their house prepped for the market after putting in the offer on the off market property. Within one day of submitting that offer, The Goolsby Group team put together a staging appointment, within five days we had photos scheduled, within two days we had all marketing deliverables completed and went on the market that same week.
As we listed their house, a huge shift in the market began to happen during this time and we knew our marketing plan needed to be aggressive. At this time, homes were taking up to 30 days to sell on the market and to pull their plan off we needed to sell their house within 7 days and close within 35 days!
We made a big splash in the community with a large open house and even had the ice cream man driving around passing out ice cream.
THE WIN
The Rivera’s were able to secure an offer within their needed timeline (actually had it under contract within 6 days) AND the offer was $25,000 OVER ASKING! Our marketing plan, our vendors, and the experience in their area were all a huge part of our partnership with the Rivera family. They were so excited to see that we were able to get their current home sold before closing on their dream residence. We all shared a collective sigh of relief at the closing table and enjoyed celebrating their big WIN!
