THE STORY

We met Lynn when out and about in the neighborhood dropping off pumpkins. Our annual tradition in Highland Reserve. Lynn had been considering downsizing into something smaller in Sun City and was waiting for the right time to do it. 

THE CONCERN

Like so many of our clients, Lynn was fearful of selling her home too soon. She didn't want to sell her home without finding a new one to move to. She also (like all of our clients) needed to sell her home for the absolute highest possible price in order for the sale to make financial sense to her. With so little inventory available in Sun City, she was afraid that she would not find a replacement property that was suitable for her. Or, that it would be well outside of her budget. 

   

 

THE SOLUTION

We prepared her home for the market the way we would any other property. We implemented our buzz-building strategy. First, we create beautiful photos, a video, a 3D tour, and a custom website. Next, we begin to build the buzz on the property by letting our "exclusive access" database know about the home. Next, we alerted everyone in our database that had previously expressed interest in similar homes.

THE RESULT

We showed this home to 1 home buyer. This home buyer found about Lynn's home through one of our email alerts to some neighbors that are a part of our database. We can't say for certain exactly how many times they watched the video, but we know that the website was visited several dozen times before the buyer saw the home in person. When they finally saw the home, it was love at the first visit. The buyer made Lynn an offer that earned her $40,000 over asking price, flexible terms, and comfortable living arrangements that gave her time to search for her new home. Less than 3 weeks later, Lynn had toured 3 properties. She made an offer on one and missed out. She nearly made an offer on another one that would have been considered a total compromise. Geoff told her to wait and that the "right" home would be available soon. She shouldn't have settle. Two days after that conversation, Lynn's perfect home hit the market. She submitted one offer right away and got it accepted before anyone else had the opportunity to even make an offer. In less two weeks, Lynn will be moving out of her old home, and into her new one, joining her friends in Sun City Roseville!
