MEET OUR CLIENTS

Josh and Kristen wanted to buy a home in Lincoln so that they could be closer to family. They needed a large home for their family of 6 (four young kids). They sold their San Diego home and moved up to Lincoln to stay temporarily with Josh’s brother while they search for a home. Although the brother was accommodating, the family of 6 couldn’t stay there long terms, the house was crowded.

THE PROBLEM

 Shopping during December can be difficult because it’s the time of year with the fewest amount of homes on the market.
They didn’t want to be stuck in their brother’s home and inconvenience him any more than they already were.
But they also didn’t want to just settle for just any home. We met and talked about what they are looking for in a home. We discussed their wants, their needs, and some of the neighborhoods they might like best. We talked about the market conditions and how to craft an aggressive offer, when they find the right home. We put together a strategy so that when we find the home, we can act quickly and confidently. Our first home shopping tour included 7 homes spread throughout Lincoln, Roseville, and Rocklin.
Then, we saw another 4 homes the following day.

THE WIN

 In just one weekend, we thought we had their favorites narrowed down to 2 properties they liked...until the drive home. On the way home from a Rocklin home, they stumbled upon an open house sign for a new listing that had just hit the market while we were out on tour. They popped in and fell in love. The tall ceilings and grand entryway, the rooms, the location, it was all perfect. They decided that they were going to hold off on making an offer on either of the other two homes they liked, and to pursue this new Open house beauty. 

The Challenge: it was only on the market for 2 hours, it was the very first open house, and the sellers wanted the home to be on the market for at least a full week before accepting an offer. To make it worse, the open house was buzzing and Josh and Kristen were afraid there was going to be some competition to get the home. It was time for them to put into action the plan we had discussed. 

The Solution: We crafted an offer just slightly over the asking price but with strong terms that offered security and peace of mind for the seller. We included some flexible terms for the seller as well that would allow them to stay in the home through the holidays. After some back and forth between myself and the agent, we put together an accepted offer! Josh and Kristen closed on their home on January 14th. They celebrated in their new home with Old Town Pizza and Beers from Slice brewing Co, both Local Lincoln spots. 

Today, they are loving their home. They are enjoying all the space and life in Lincoln.
